What happens if you have just found an interesting object?
 

1.

Registrate and log in on our contact site, then directly contact us as to an object or a search inquiry.

2.

We will immediately contact you by email or telephone and answer all your open questions as to the object, and/or start a search for the perfect object for you.

3.

You are interested in purchasing the object - we plan and arrange your journey together with you, reserve the object for one month at the most and help you to combine this journey with the inspections of other objects if necessary. Before finishing the travel arrangements, our Brazilian agency will check the accuracy, correctness and completeness of all documents of the real estate.

 


This covers among other things:
 

a)

Titulo e certidão de propriedade do imóvel:
Proof that the real estate and/or property is registered as well as information about ownership structures, address and designation,

b)

Certidão negativa de onus e alienações:

Proof that the real estate is registered to the current owner and that no mortgages or other land charges encumber the object,

c)

Prova de representação das partes:
Information about seller, buyer and real estate agent, with legal entities CNPJ, with natural persons CPF (tax number), RG or passport (address and domicile) as well as certified proof of family status and children,

d)

Certidão negativa de tributos municipais e federais:
Among other things proof that both the real estate taxes (IPTU) and the real estate sales taxes (ITBI) (upon most recent real estate transfer) have been paid

e)

Situação perante o municipio:
Proof that houses may be built on the property. If an object is present on the property, proof that this was also approved of and accepted by the building authority after the completion,

f)

Certidão de quitação de despesas de Condominio:
Proof in the case of the existence of a facility management that this has been paid for and that there are no liabilities

g)

Certidão negativa de Ministerio de Trabalhar:
Proof that the real estate is not involved in an industrial law trial,

h)

Certidão negativa de débitos do INSS (CND/INSS) e Certidão de regularidade no FGTS:
Among other things proof that there are no liabilities owed to the statutory pension insurance.

4.

You travel to Brazil; we arrange your pick-up service and accommodation and carry out the inspections of the objects with you.

5.

You decide to purchase an object. We accompany you to the notary (Cartório), where a preliminary agreement is drafted, which guarantees that the object is at your disposal even before underwriting the contract. All documents specified above will be at hand.

6.

We support you during the final transfer of the purchase price and during the land register entry by the notary. You will then also receive the officially authenticated documents of the real estate

7.

We arrange for reliable assistance for the care and maintenance of your real estate.
